工作职责： 1、进行空调、通风、消防水、给排水系统、设备的维修保养工作，确保设备的正常运行； 2、掌握本专业设备及系统的原理、运行情况及应急处理方法，确保所管辖的设备安全、可靠、高效的运行； 3、按时检查和巡视社区的暖通设备设施的情况，发现异常，采取有效措施及时控制或解决，并做好记录与报告； 4、负责泳池的水质和水温控制； 5、报修服务：处理住户日常报修需求； 6、空置房管理：在住户入住前协助对房间内设备进行检查、维修，保证房态完好，达到入住条件；居民退住后，根据房间状况进行修缮工作； 7、二装管理：协助二次装修的技术交底、施工监管及施工验收工作； 8、认真填写值班记录和工作报表，按规定做好交接班工作，严格执行材料、备件、工具、档案等的管理规定。任职资格： 1、工程、暖通相关专业； 2、资格证书要求至少具备其一：制冷与空调作业（空调设备运行操作证、制冷设备运行操作证）；制冷作业类（制冷安装维修） 3、具有扎实的暖通专业知识，熟悉暖通设备的安全操作规范 4、坚忍不拔，敬业奉献，有持续学习能力，有较强的服务意识，责任心强，安全意识强。
